General:
The project idea is an exclusive and distinct Villa designed in the shape of a seagull.
The 2nd plot that it will be constructed on has 1.800m2. There are two similar buildings in the neighbourhood, which were designed by Daniel Rubio and are owned by British celebrities.
“Our seagull” has in total a building area of 675m2. This consists on the inside of the building, the basement of ca.460m2 and the covered and opened terraces of about 215m2.
On the ground floor we will find a very spacious living room, the master bedroom with en suite bathroom and dressing room, a wide dining area with kitchen, guest bathroom, utility room and storage room.
On the 1st floor are two bedrooms, both with their own bathrooms, a small separated guest apartment, with its own dressing room and bathroom. A balcony covers the facilities exclusively.
Next to the basement we will find the space for an engine room, a small wine cellar, and a room which can be converted into a sauna.
For environmental reasons a rain water recycle depot, with a capacity of about 85m3 will be built underneath the terrace.
Outside Area:
The outside area is mostly covered with Mediterranean vegetation, so the plants are resistant to heat and dryness.
Everything else that needs additional care will be watered by an automatic irrigation system.
The whole plot is surrounded by a 60cm high wall with a light reed fence, of 1,40m on the top of it. This keeps people from looking in and guarantees your privacy.
Terraces: All terraces are covered with terracotta tiles.
Car parks: The plot has 4 parking spaces, 2 of them are covered.
The drive way and all access roads are illuminated.
Pool: Big infinity swimming pool around 11m x 5, 50m, with decorative border, integrated whirlpool, lighting, circulation pump, chlorine or salt filter system. Seasonal heating system, connected to the solar plant.
Building Structure:
Outside Walls: YTONG Blocks, 36,5cm, they have the most efficient thermal wall insulation available of all Majorcan’s building material.
Inside Walls: YTONG Blocks, 10-25cm strong (according to static requirements).
Ceilings: Build from Ferro concrete, under screed flooring system, acoustic sound absorbing plaster with footfall protection according to German standards.
Stairs: Build from Ferro concrete the steps are covered with terracotta tiles.
Roof: The roof is built out from a visible organically formed beam construction, where Majorcan clay tiles, that shows from underneath are fitted on the top of it. The tiles are covered with several supportive and sealing layers; the last one is from concrete and it is coated with an isolating white paint. After the concrete base layers get statically connected to the wooden beams, the beams get painted with an organic paint (for example: Livos paint.).
The roof insolating capacity has the same standards as any conventional insulator.
The edges of the roof are constructed in a way that makes it possible for the rain water to drain into a reservoir.
Exterior front walls:
Outside plaster :( consists of two layers)
- 1st layer: Concrete based layer
- 2nd layer: Organic, naturally coloured, lime based layer (Unicmall and Majorcan products).
Interior:
Windows:
Top quality wooden window frames. As far as technically possible all windows and window elements come with a practical turn and tilt facility.
All windows and outside doors are tight sealing products imported from Germany.
Floor Material:
Terracotta tiles floor. If required also with artistically designed ornamental decorations.
Railings:
All outside and inside railings are from brushed stainless steel.
Ceilings:
Solid ceilings: Smooth white plaster. The suspended ceilings have built in lights.
Other ceilings: Wooden beam ceiling with visible Majorcan clay tiles.
Entrance Door:
Natural solid wood door sealed and installed with a cylinder safety lock. The entrance door synchronizes with the basement door and to the door that leads to the storage room on the 1st floor.
Inside Doors:
Doors with surrounding rubber gasket, wood veneer and porous, organic glaze, imported from Germany. Colour to be chosen by the customer. Stainless steal fittings.
Bathrooms:
Floor: The floors are from natural pebble mosaic. Colour to be chosen by the customer.
Walls: Also from natural pebble mosaic. The pebbles mosaics heights are up to1, 20m, up to 2,20m around the sink and up to 2,60m around the bathtub and the shower. Colour to be chosen by the customer.
The other surfaces are covered with the same organic, solid coloured plaster as the rest of the inside walls.
Mirrors:
The mirrors are integrated into the pebble mosaic with a surrounding, coloured frieze of about 20cm in width.
Shelves:
According to the customers’ choice the shelves can be done in mosaic tiles or pebble mosaic.
Sinks:
The sinks are from Rocca or similar brands.
Fittings:
The fittings are from Rocca standard stainless steal, or similar.
Showers:
The floor and shower surfaces have the same, natural pebble mosaic, like in the rest of the bathroom.
All bathrooms are equipped with towel heaters.
Heating/Air-conditioning:
Energy management, through solar plant installation, combined with a heat pump and geothermic energy.
- Floor heating in all living areas.
- Cooling walls in all living areas.
- Hot water generator.
- Seasonal pool heating.
Fireplace:
The fireplace in the living room has heating element. The size it is around 60 x 45 x 60cm.
Electrical installation:
All the rooms have multiple sockets and wall/ceiling light points.
The living room and all the bedrooms have aerial and phone connections.
On the terrace and in the garden area are several outside lamps
Sockets and light switches are from NIESSEN, Model: Blanco Jasmine, Series: OLAS.

Intercom:
The entrance gate has an Intercom with video camera.
The front entrance door has a video screen and phone.
Security System:
The system uses wireless motion detectors.
Safe:
The safe Ca.50x70x40cm with key is independent from electricity.
Outside Features:
Entrance gate:
The entrance gate has a stainless steel remote control.
Water supply:
There are a water supply connected to the municipal water supply system and a rain water reservoir for garden irrigation.
“A Gray water system (the reuse of water drained from baths, showers, washing machines, and bathroom sinks) will be applied according to the Calvia’s Town hall regulations.”
Wastewater disposal:
The wastewater is connected to the public sewage disposal system.
Sealing:
All floors and stone surfaces are cleaned and sealed.
The construction plans approval and their application by the responsible architect, are very important for the realization of the project.
